How we sell

A sale run as a project

Selling a property takes more than an advert. It is a project with clear steps: you always know what is happening, and we take care of the rest.

  1. Consultation and market analysis

    We meet at your property or at our office. We go through the market with you and the prices of similar properties nearby, then propose a sale strategy and a price. The consultation and the analysis are free and without obligation.

  2. Preparing the property

    Before the photographs we advise on what to put right. Where needed we arrange cleaning, decorators or home staging, and furnish empty rooms virtually. Buyers decide what to offer on their first impression.

  3. Professional presentation

    A professional photographer takes the pictures. We shoot a video and drone footage, prepare a 3D tour and give the property its own web page. Buyers see everything that matters before they come to a viewing.

  4. Marketing and viewings

    We put the property on the portals and in the RE/MAX network, and send it to buyers on our own books. We show buyers round ourselves. We know the property and its paperwork, so we can answer their questions.

  5. Regular updates

    You hear about every enquiry, every viewing and the next step. We get in touch first, so you never have to chase us and nothing comes as a surprise.

  6. Legal work and handover

    We prepare the contracts, arrange for the purchase price to be held in escrow and see the sale registered at the Land Registry. We are with you at the handover and write up the handover record, meter readings included.

What do the consultation and market analysis cost?

Nothing. The consultation and the market analysis are free and do not commit you to anything. You decide afterwards whether to sell with us.

How long does a sale take?

It depends on the property, the price and the time of year. Preparation and presentation usually take two to three weeks. We will tell you plainly what to expect for your property at our first meeting.

What does exclusive representation mean?

One agent handles the sale. The property has one presentation and one price on the market, which is why we can invest in the presentation. With non-exclusive representation, several agencies offer the same property and compete with each other.

Where do you work?

In Prague and the surrounding area, mostly in south-west Prague and the Central Bohemian Region. Elsewhere, we decide case by case.

What does selling with you cost?

You pay a commission agreed in the contract up front, due only once the sale completes. It covers everything described above: preparation, photographs, video, marketing, viewings and the legal work. We tell you the exact figure at the first consultation.
